  • Target 7-8% return per year (approximately 2% per quarter).
  • Investors with higher balances earn higher returns.
  • This fund invests in short-term real estate debt.  Most loans have a maximum loan-to-value (LTV) of 65%.  All loans are guaranteed by the borrower.
  • The debt on these projects is collateralized with quality real estate assets.
  • The fund is run by commercial bankers, who apply the rigorous underwriting process.
  • The fund is diversified among 120-150 commercial loans at any time.
  • This Fund provides investors with significantly higher income compared to money markets with a good level of liquidity.
  • Investors can withdraw funds with three months’ notice if they need access to their capital.  Usually, withdrawal requests can be accommodated even more rapidly than that.
  • No origination fees.  1% exit fee only if the investor has been in the fund for less than a year.

When do I submit funds for STIF II?

Most will be sent in the last five calendar days of the month, and we’ll put the money to work on the 1st. however, you can send funds anytime you find convenient.

Is this offering for accredited investors only?

Yes.

What does the STIF II Fund invest in?

The sponsor has a portfolio of approximately $130-150 million of hard money loans. There are 150-200 loans, so you have a small stake in many loans for maximum diversification.

Why would people use hard money for commercial RE?

It can take 60-90 days (sometimes longer) to close a commercial loan. Sometimes a faster close is what it takes for your buyer to stand out in a competitive situation and win the deal. Our Sponsor can close in as little as a week, start to finish.

Commercial banks are very heavily regulated. If a loan doesn’t match every single requirement, then the bank can not do the loan. These deals still need to be completed! Our Sponsor saves a lot of deals.
