- The rapid increase in interest rates has created unique opportunities!
- In the single-family rental space (SFR), many national institutional buyers are on the sidelines. Less competition has allowed VareCo to acquire homes significantly below current marketing prices!
- In the multi-family space, some syndicators that acquired value add projects from 2020–2022 are now in a position where they need to sell or refinance. This is due to two factors: their senior debt maturing and rate cap expiring.
- The fund focuses on Denver, CO and Des Moines, IA. Where VareCo has a proven track record of performance in value-add workforce housing projects
